| Home Sellers. Marketing Strategy |
Now that you've decided to sell your home, you should prepare your home for the market. Your Sales Associate will help you in this process, and you should seek their help with the following:
- How do I decide when to put my home on the market?
- How do we establish a strategic price based on recent comparable sales, local market conditions and my motivation to sell?
- What will be our net proceeds?
- Can you give me advice on how to make my home more appealing to potential buyers?
Marketing Your Property
Once you have made your decision to sell, come to an agreement on price, and signed the listing agreement, your Sales Associate will do the following:
- Order a "FOR SALE" sign to be placed prominently on your property.
- Install a lock box to make it easy for agents to show your home.
- Submit your home to the regional Multiple Listing Service for immediate exposure to the real estate community.
- Arrange for other Sales Associates in the area to tour the home.
- Develope a flyer/brochure highlighting the features and benefits of your home.
- Promote your home at the appropriate Association(s) of Realtors' for maximum exposure to other cooperating agents.
- Hold open houses when appropriate.
- Create a Visual Tour to view on the website(s).
- Contact your neighbors to promote the property.
- Advertise your property at our regular office meetings.
- Feature your property on our web site.
- Ask clients and colleagues if they know of possible buyers.
